Hey @Alex Cee, I recommend you consider Tulsa, Oklahoma and Augusta, Georgia.Both are fairly inexpensive with solid rental demand, strong economic growth, and significant upside potential.

For example; various real estate investments like notes or even real estate itself, precious metals, cryptocurrency, oil/gas, etc.

I don't know what area you're in, but there are some wholesalers in the Augusta area that are actively hiring.

Trying my best not to take this precious life for granted and keep mortality top of mind every day.

I know a lot of Mom and Pop land lords who fly under the radar don't do this properly, and there are precious few times the tenant would actually sue someone over this, and there isn't any formal auditing.
