Jackie, so far im aiming to learn a little about a lot but eventually id like to focus on REO's, quadplexes, triple ends, and larger deals like that. but for right now im starting small.

In my area, the rate of postponment triples in the days before major holidays, especially Christmas.It is bad PR to boot someone out at this time of year.There are just tons of reasons for a delay.

Currently I am signed up with about 30 banks and counting with direct contacts to the commercial special assets vp's and directors.My goal is to sign up with a few hundred more.Most distressed properties released by banks are lots and raw land for which they see no recovery followed by mom and pop type stuff.2011 I believe more of the bigger stuff will hit the market more frequently.Goal is to do at least 30 million in transactional volume on real estate deals as a broker and then purchase a few investments of my own.Between triple net,apartments,and bank distress deals I believe my goals are achievable.

So, subtract off $20K and I'd pay $30K for this one.If that triple is renting for $400 a unit, I woulnd't want to be into it for more than $20K a unit, and really more like $17,500.

How about escrowing the bulk of the proceeds until he moves out, then if he stays beyond the original term of the lease, the lease rate doubles or triples and can be offset against the escrowed funds if not paid.
