Just be consistent, and if you have to deny anyone who may be a protected class, just be sure and document it.I managed a building in Silicon Valley, where there is a ton of money for fair housing testers.

I just learned this for where I now live as a low income senior with Section 8 in Silicon Valley.So, you may not get the rent you think you'll get.Then, only you can really answer the question about whether or not you want to rent to people who may be drug dealers with guns who might kill people (per your own description).I would not want to do that.

But, it doesn't look like that's a tenant pool for you in your town, unfortunately.Another thought is that if I was to buy a rental property now, knowing what I do, I'd buy one with tiny studio apartments - whether your tenants are students or not.The building I managed in Silicon Valley, CA, was next to a private university that also had a law school.
