Leasing a room

Hi BP,

I am planning to lease out a separate room in the house with its private entrance, kitchenette, bathroom and separate thermostat. The room has  individual outside AC unit. However there is only one meter for the house. How to structure a lease so I will not get high power bills for the AC use. All the suggestions are welcome.
