Just has a lot of Foreclosures and Otherwise "Motivated Sellers"I have some strategies that I don't share 'too publicly' so message me and I'd like to give you one way to get these deals you're looking for.

I have looked on zillow and craigslist but I know this is public knowledge how do I find distressed sellers that are not on these sites? 

@David Dachtera  first course of action is to simply and I say very simply.. go to the county or city .. talk with the planning department.. and make sure the lots were recorded as final plats.. and are legal lots of record. just because utls are in does not mean the plat was recorded.then see if there are any other red flags.. then go to public works ask the same questions.then go to the building department and make sure they don't have them flagged.

Did you decide on purchasing a mail list, driving for dollars, public records info..?

I am certainly open to looking at something that needs work, but I don't think I can handle a total rehab at this point.And I agree that anything online is already public and widely viewable.

He said that QB desktop has more ability right now, but it isn't available to the public.
