Because you are forcing equity into the house you are sometimes able to pull back out the entire purchase and rehab process to return to your investor then you own the home with just the mortgage.

But to do it alone, on own capital alone......

If I gave you a list of 100 deals on a sheet of paper with just a few basic pieces of information you could apply the 1% rule and eliminate the vast majority of them and then only focus on a small number to consider evaluating further.

How many properties do the owners actually own themselves?

On a go forward basis, I would not own real estate within an IRA.
