Anyone buying a home in an HOA knows, are at the very minimum has a chance to learn, what the HOA by laws and CC&R's say about use, modification, maintenance, etc.

I should have added I guess that the rehab costs (roof, deck, floors (refinishing), kitchen (cabinets/counter/floor), bathroom (tile), deck, AC unit, water heater, some minor modifications to the interior space, complete painting on interior and exterior, new front and back doors, some landscaping) would cost about $40,000, which would put me all in around $90,000.
