I've been seeing a few properties in my buy box being sold with master lease to corporate tenants and the numbers seem to be too good to be true!

Note: All units are leased out currently and the total rent is currently equal to the interest payment we’re making so we’re at a break even but obviously can’t do this forever.

@Angel PengI have dealt with this in the past by first checking the lease, and if it is now month to month, I will give them notice that I am terminating the lease in, say, 60 days.

What I mean is, if you are thinking $50,000 down, plus closing cost, plus fix up cost, plus time on market to get rented as your foot in the door cost to get up and going- you might want to add an extra line item for additional time and additional costs associated with this type of scenario.
