Good evening, I’m a 3rd generation builder and developer in the central Al area.

Lately, my lead flow has struggled (CTR-ALL has been declining and CPL has been significantly increasing). 

No property purchased with a $60K down payment will generate $1,000 per month in cash flow, unless you hit an absolute home run. 

Add $12k to your cost, generate an additional $200 / month in NOI, and now you’re at a 5.52% cap.

Trying to get leads at this point to see where I might be able to solicit for properties.  

House hacking is perhaps the best way to get to cashflow other than buying off market (most likely finding the lead yourself) and doing a ton of work to get it rent ready, which is obviously cash intensive and time intensive.

He had no losses and lead me to believe I would get my deposit back initially.

I'm working a lead and the seller gives me permission to visit the property after confirming a time with the tenant.

This also leads owners to ASSUME simpler is better when it comes to management contracts.
