We are in a constricted market cycle, low volume, strained budgets, high costs.

To save those costs, you might want to stick to some year build and older, for example, if you cannot do inspections on the properties that you are buying due to off-market deals or something else that is hindering you (all sellers I buy from do not want anyone in the home till we close).

If you buy for $110k you can finance $88k if you come out of pocket for the $22k down payment plus closing costs. 

I understand I can increase liability in each individual landlord policy, but one single umbrella policy is much more cost effective when I have multiple properties.

If you are going to raise equity, you appear stronger if you can originate bank debt at a lower cost than alt. lenders.

I would like to enter the landscape of real estate investing, but the area I live in has a barrier to entry with regards to cost.

For most investors, to provide true separation would be cost prohibitive (between $10k-$15k).
