Why are you looking into San Tan Valley specifically instead of Mesa, AJ, Coolidge, Florence, or Casa Grande?

It opened up my world.Now I am trying to reduce my 401k just to match what my company pay for (I have been maxing out my 401k and IRA each year) in order to save downpayment for a rental SFH.My wife loves our home so I can't do anything about it.The problem is my two cars.My bimmer has 5 year loan and if I sell it today, I lose all of my downpayment (10 grand) and leaves me negative 5 grand.

So far I know a grand total of 2 investors and neither are located in San Antonio.

I know people that buy those types of properties and would love a duplex BUT they want to get it for 5 grand.

I just remodeled a 4/2 split level 2400 sq ft, by myself, other then the new furnace and a/c which I hired out...for a grand total of $19,500.

If you subscribe to the Jefferson Lily school of thought on mobile home investing (which I do) you should never pay more than a couple of grand for a home, regardless of condition.
