How do I know to use their services unless I have an experience on their explanations and projections?

You'll also likely have to write a strong letter of explanation to explain why your properties went into forbearance and why it's not likely you'll go back into forbearance. 

Maybe the other senior members here who also thought the explanation I asked for was warranted later saw something, but I honestly did not.

Does anyone have like a step-by-step guide or process that they can recommend i do or check out to get the project up and running with both the builder and the City of Delray Beach (ex: plans, permits, survey, etc.)?

Hi Andrew, 1)It is a SFH. 2)I think I am confusing some terms here is a more detail explanation about the private loan that I took to buy the house the Initial loan amount was 217.5K (166K purchase + 53K rehab loan + 12.5 closing costs - 14K down = 217.5K) so in that transaction I put 14K from my pocket.

@Frank Rodrigues - The geographic limitations are solely based on proximity to where our team members live.

Depends on your comfort with investing across large geographic areas and marketing budget/strategy. 

My geographic area kind of limits me to 3-4 units unless I go long distance.
