Yes the water from the Fire departments putting out the fire caused mold partly a function of my delay in ripping out the damaged dry wall and plaster.

The great part is the reframing used the existing header and just closed in the excess window width, so inspection was simple because I didn't touch the actual structural members so he just looked at the nailing on the new studs and sheathing on the outside and it was done.After that a coat of stucco top to bottom and paint and the whole house has a different look to it now.

The MLS is being picked bone dry by a massive influx of investors(new and more experience)as well as the hedge funds out there.The old fashion ways to find properties are starting to become more viable in the current RE markets.
