Where ARE The Deals? How To Locate Them?

I am in SW Florida. Our markets are moving up and it is more difficult to find a deal. Where do you go to find deals? Auctions? RE Agents? Driving The Neighborhoods? Banks? What would you tell new investors about finding deals or qualified leads?
