If there are water marks and evidence of continuing water penetration, the first order of business is to stop the leak. 

As an agent once you identify your niche you have to be willing to embrace the consistent repetition to master your craft, even when it gets extremely boring. 

That just how businesses are run: as distinct, separate entities.As a business person, you need to get rid of the consumer "cut corners to avoid spending" mindset and embrace the entrepreneur's "cost of doing business" mindset.

It's slowly but surely being penetrated by more & more out of the area investors because of the market prices. 

It's still a very hard market to penetrate as entry level. 

Credit and down payment are first and foremost - you will be looking at 20% or more in nearly all cases, but where most people from out of the area get caught is in the investor penetration.

I'm Okay with that matter fact I embrace it.

There will always be someone younger and hungrier coming for you (metaphorically) and once you embrace that truth and wake up and grind each and every day, you will do great. 

If you start changing windows or making other penetrations into the old painted areas, that can cause issues that may require remediation.The boiler won't be an issue based on where you live as I've never seen a hot water heat system in the south.
