It is a real loss to not have a mobile access to the forums.

you would need to make monthly payments to the seller during the rehab, just like to any other lender, and then if it were a rental, you would want the rent to cover the payments plus all other expenses.you'd also need to figure out how to pay for the rehab - either out of pocket, or finance it somehow. 

@Emran Chowdhury was more so wondering if it could be an option to scale and have cash flow on day one.

Some things were done well and others were horrible and needed to be redone.

Hello, I wanted to draft a contract for GC to work on various projects with us and I was curious to see if its better to get a proper contract drafted through a lawyer or are there any templates I can use.

We are looking for a home for my husband in California and the market is so diluted with terrible and overpriced homes, that we are thinking to go outside the conventional box.

Some talk that if we continue to see inflation kick up, they could go back to raising rates. 

That area in PA can also work for STR and MTR so if you buy a 4-unit, you have the option of diversifying the asset inside of itself by doing 2 LTR, 1 STR, and 1 MTR if you wanted to give yourself some options.
