@Luis De Jesus - If you are pretty much certain that it will close and do so as scheduled, then I'd start pre-marketing the coming rental vacancy NOW - to get a tenant for February.

Just a side note uber is being cumbersome because they registered me in Delaware instead of greater Maryland which is where I live and work.

You need to start advertising the property and lining up potential tenants.Learn lessons from this and make sure to update your rules and regulations, your processes, ... etc going forward, so you can de-risk these types of situations earlier and better in the future.

Even without this safe harbor, I suspect it could rise to the bar of a business as I repair, collect rent, and maintain the home by myself but I'm not 100% confident.Greatly welcome any input on this and any other non obvious tax deductions such as the De Minimis safe harbor and Safe Harbor for Small Taxpayers for buying things such as couches and TVs for the common areas
