You have seller want top dollar for established diamond properties and then you have everything else where seller trying to get diamond money for tarnished locations.

I'm not sure if you've checked out any local REI events, but I highly recommend the Black Diamond events in Waltham and Worcester and the AREIA event in Chelmsford.

But there are deals out there, just have to search hard and find the diamond in the rough.

That has helped me find a few diamonds in the rough so far.  

I started thinking about real estate years ago when I read books like Rich Dad Poor Dad, The Millionaire Next Door, and Acres of Diamonds.

I doubt the low end stuff would be cost effective vs just getting the Diamond Arcadia stuff off the shelf at Lowe’s if you want it to look nice but not break the bank. 

Lots of podcasts, books, talking to others about the power of Househacking, and after saving up for down payment, building a credit score, we quickly found this diamond in the rough.
