We don’t send out an invoice to PM clients until late rent is received so it’s definitely a hassle at times.

I am screening tenants now for a property in Colorado I will manage myself and wondering if I should add tax to the monthly rent amount or just invoice rent at a flat rate? 

Given how litigious our society is and how often info on the MLS is trash, I can only assume there are large numbers of lawsuits over exactly this, but if listing agents and brokers aren't worried about it, then those law suits presumably don't go anywhere (aside from generating fees/invoices that lawyers can send out to get paid, of course).
