I know I can add SQFT and a bathroom to a couple models of the cookie cutter neighborhood, so I will be offering more than almost all the other investors and I will make the listing agent I find on Zillow my buying agent to put the offer in which in turn they might even take less of a commission to get the deal done.

The best deals will not be found on properties in cookie cutter subdivisions where anyone can find comps, but in hard to value unique properties where valuation is a product of experience and expertise, not running a bunch of MLS comparables.Your quote of hey I'm young so I'm impatient is something that will have to be corrected if you want to build a successful business.
