The front yard had no grass growing in it the ground was so compacted it was harder than the concrete driveway.We encountered some unexpected things in the process, and the fact that it still worked out just shows that we got lucky since I didn’t have any idea how to estimate rehabs.

In all my years of construction bad ground is bad ground and you have to keep excavating until you hit solid earth then backfill in compacted layers.

Share a big house with another family or rent a big house and sublet the extra rooms.In the first years of my marriage, we rented a house in Mira Mesa with four bedrooms for 2000 a month, and then with landlord permission rented out the three spared rooms at 600 a month each, so rent was 200 for two adults.

If I had an alarm in a rental, I'd keep the master code to myself, then create a code for the tenant, and maybe have a spare one as well that you keep to yourself.I do not have one but I keep thinking about getting simplisafe.

I have bought HF tools for one time use and ended up surprisedHave an electric jackhammer that has many hours on it now (approx 6 yrs)I bought a spare thinking it would die quick.and a few reciprocating saws that outlasted higher end items.Some of the bits and blades are great for the price once you learn which ones hold up****(Over time I trained wife to believe. big name tools fit my hands and that cheap tools cause my hands to cramp)*** I end up not getting a lot at HF
