So I'm pretty torn on this general idea.I was diagnosed with a major medical condition fairly young. 

You could tell your mom that "I think it's better if a professional screens the tenants since they've done this hundreds of times and know what to look for with good tenants" It may be worth it to talk to a PM to see what comparable properties in the same condition are renting for.

If they say no on that I would probably just do the inspection but be very conservative in your assumptions and particularly onery when it comes to the resolution of unacceptable condition.  

The market rent puts all three together at approximately $2900 monthly.Costs behind the acquisition:Property taxes: $5000 yearlyInsurance estimate for all three: $3,300 yearlyC-class properties (not best location, their condition is about average - older properties)Purchase price: $250,000k$15k down and $235k seller financed at 6% interest for 30 years. 5-year PPP.

This depends on current market conditions.- use lease riders to insure all of your rules (and penalties) are thoroughly explained.

Ideally find one that is in scary condition and empty.

If you find the conditions or terms of the lease are unacceptable I will allow you to be released from our lease agreement .

Market Update February 2024Last year, as I saw the potential for market conditions to change I sent out a couple of market updates to keep our owners informed.

Check everything like handrail on the interior stairs to make sure none of the brackets are broken, loose electrical sockets etc.It will depend on the age and condition of the house.
