He was contracted for install on some of the units for LVP flooring, cabinets, counter tops, doors, base boards, some wall repair and a few other things.

My plan so far is to fence the back yard, redo the kitchen cabinets and counter tops (quartz), add washer/dryer, add dishwasher and microwave, and maybe redo the floors (currently vinyl sheet) but I doubt this will get me $9K on the appraisal.

My wife's dad is in the flooring/cabinet business, so we got some guidance there but everything else we figured out ourselves.  

The cabinets, flooring, and paint look to be in good shape from the photos, but what about the roof, foundation, HVAC, water heater, etc.? 

  $15k isn't much - kitchen cabinets, paint, carpet, maybe a few things to bring the property to code. 

When every you get a new sink cabinet, pour 4 cups of epoxy into the base of the sink cabinet.
