If there are no rules it is a red flag as that means no one has tried to ban air bnb yet in that area and then the rules can change.

I can't see STRs going away, they are becoming a main part of the world travel/lodging concept...unless they are banned in some areas....got to do research on that.

I think there's an eviction ban now.

We've had quite a few HOA's suddenly ban STR locally (greater Asheville market).

I've not heard of an HOA completely banning rentals in a single family community, although they can require registration and background checks of renters.  

No city or county in Idaho has been successful at banning someone from having a short term rental.

There are two states that outright ban it already.

And they do a (albeit minimal) screening of each guest, collecting info etc.The benefit is that you're not at risk of your entire business being wiped out in an instant by an algorithm.Facebook superhost groups are littered with people posting about their AirBNB account being suddenly banned, for no explicable reason, with no recourse. 

So they would essentially be saying that they wpuld be blocking the local municipalities from making banning the zoning switches right?

They don't have a STR ordinance in place yet, and are considering banning them.
