I’ll be refinancing as soon as I can, probably within 24mo, or however long it takes to show border income on your tax return.

@Victoria King does your lease say anything about having the right to show the property or display "for sale" signs?

As a Canadian though, I've always looked at US real estate as a golden opportunity that i simply cannot access because i live north of the border.

I tell out of area investors to stick to the outer zip codes such as the 322 zip codes that border 320 zip codes by 1 or 2.,  Avoid 32206, 08 ,09, 19 and 54 in the center of Jax and you will have less a problem decifering crime areas.

It's in rural far Northern CA in an old gold mining town @30 miles south of the Oregon border near Interstate 5.

I recommend consulting a cross border attorney for more details! 

Being so close to the border causes me some concern, but if and when the “WALL” goes up some of my concerns will be relieved.

One of my houses bordered a utility out-lot several years ago. 

You might be able to consider it border income, but if that isn't his primary residence I am not sure how far that will go.
