Hey biggerpockets new to the whole real estate investing scene, but am extremely motivated.

San Pedro square got renovated, new bars opened up, etc.

KC is similar to Minnesota.  2 major sports and a thriving arts/entertainment scene.  

Barring a major problem, figure 2-3 days to turn the average place around if no problems, a week tops if you're super busy.Obviously, you shouldn't start listing or showing if anything big needs to get done, but once the grass is mowed, snow shoveled, lightbulbs replaced, carpet vacuumed, I'd think you could certainly show it.

I used the one that the New Orleans Bar Association has on their website; http://www.neworleansbar.org/uploads/files/FIVEday...Once you have done that, its super easy to just go to the court and file.  

I was out at a number of open houses this past weekend, and it was a mob scene at every one.  

Walking distance to bars and restaurants.
