if you have experience in real estate - yes its doable because you anticipate and are well prepared for what is involved with it, regardless of whether you decide to handle it yourself or hire a trusted team to help.If this is your first investment property, I would not recommend you to start with an out of state property.

@Kirill Chervets has a great point with Bothell, can't get as good of a "deal" but the growth Bothell is anticipated to experience over the next 2-3 years more than makes up for a "deal" now.
