As others have said, you don't want the siding directly in contact with the roof as you'll have a place for moisture to collect.

I spent all this time installing these and the one tenant still complained about moisture...Turns out they were not turning the fan on at all after I installed them 

Even an old pad that is calcified will not allow proper moisture distribution into the airstream and waste water.

Mold is caused by moisture, so if you get rid of the moisture your problem is solved.  

The walls will be dense-packed with cellulose, which is a great buffer for moisture, but thicker walls can be slower to dry out than normal walls. 

Exterior measures were taken about 20 years ago and the moisture issue comes and goes.. literally years can occur between.
