I dont see this changing underwriting.. its not like its an annual event.I just happened to be in Jackson MS when the last deep freeze happening in Jan of 09 and it was a major mess there with city mains bursting everywhere and the city literally out of water..

I know there are a lot of Section 8 landlords . . . and here in Jackson, MS you can make a boatload of cash doing so but we have opted to avoid that market for many reasons with damages being the primary one.

LLC type for out of state rental properties

Most of my clients who purchase property in MS where I work usually use MS secretary of state for their filing.Some people to go NV or DE for their llc, you can create the llc anywhere but as mentioned you may have to set up a foreign llc in your home state.
