The builder is unwilling to take the responsibilities of the damage as the warranty period has expired and mentioned that they obtained all approvals including 3rd party inspection before closing.

They are fishing.The next door neighbor of one of my houses put my house as a listing and booked it to a couple from out of town for a couple of nights.The perp found out when it was available, didn't book and found a party to give them money "on the side" to "save the fees" and booked it to them without me knowing.

I would reccommend protecting yourself in terms of the legality of the transfer, ensuring there aren't any violations, 3rd parties requesting some claim of ownership of the property, most importantly the structural integrity of the property overall is sound and there aren't any big ticket items the current owner should righfully be taking care of that will then be additional issues you inherit.

if you already sent him some money and he now wants more then I can tell you that you have run into a fake lender scammer.. on line profiles mean diddly squat.U can play the private lender game all you want.. just never ever send them any advance fee's unless you pay for a 3rd party appraisal directly to the appraiser..
