This proposition is causing significant stress for my uncle, who now regrets helping his nephew and wishes to extricate himself from the arrangement altogether.My question for the BiggerPockets community is: What are some potential solutions that could benefit both parties involved?

In my opinion, especially after reading the statements from Chesky, their addition of the rooms category, and the push to show total prices without fees, Airbnb definitely wants to get back to a more value focused proposition in comparison to the other OTA´s and hotel segments. 

And our value proposition  was the property could be developed in the future for new housing which is what we did.

If you happen to be in California, we have Proposition 13, where our property taxes can only go up 2% a year for primary home owners and investors. 

I'm considering selling and doing a 1031 exchange for out-of-state rentals (prices are up everywhere and interest rates are higher so that factors in my decision) and other states don't have a Proposition 13 which limits property tax increases to 2% a year. 

I really do not like the idea of taking it to the point of a judgment or verdict because it then becomes an all-or-nothing proposition and you may end up with nothing.

That's a loosing proposition because they are going to change and will continue their deceptive practice until law enforcement or their behavior (and street life) catch up with them. 

It's not an all-or-nothing proposition, however.

Every text and visual on your site should support your value proposition.

If you want to keep the land for a while and maybe develop it, another option may be to suggest to them an owner-finance proposition.
