New construction is up, a couple luxury neighborhoods (500k+) and a couple new mid sized apartment complexes (1000+ f/ 1 bedroom).

-Wholesale deals are all over the place - we've seen some great deals, some ARVs that are ridiculous, and some that are priced more than it would fetch on the MLS-C neighborhoods are going anywhere from 70 sq ft to almost 200 sq ft in variable conditions.  

Target neighborhoods near Bradley University, research rents, join real estate investment groups, connect with local agents, use the 1% rule, prepare for financing, and seek advice on cash flow and property analysis.Good luck!

And try not to over idealize like A class neighborhood/new build. 

You'll want to search for a property management company to handle it for you.
