Im leaning towards central florida where you can still find 3 bedroom 2 bath houses for 250k or less that would cash flow, and besides, the weathers better there lol.

Make it clear that their failure to perform inspections enabled the problem to worsen and they are therefore liable.If they refuse to pony up, you can file a complaint with their Broker and then the real estate commission or whatever your governing body is for California.

get an FHA 3.5% down " an expert is some one who can see past the obvious path and helpIf you are going to open market , try to get referrals from your agent , contractor or any body who is in real estate business - Also keep in mind  that there are lot of lenders/brokers who change the terms at the last moment , so even if you hear what you want to hear initially - make sure you have references and a solid backup

I've been listening to podcasts fiendishly and reading articles and forum posts, but have yet to buy an investment property.Just coming out of lurking to introduce myself.I'm leaning towards a BRRRR strategy for apartments, in and around Sacramento or out-of-state (Texas).Gathering up my funds and knowledge for now.Thanks for sharing al the incredible information!
