Just curious, what did you end up purchasing after and why?

They said they would credit for the things they didnt deliver, but took credit from the task rabbit video for items I purchased separately, never replied on the work they did not do.

The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

In my area specifically most investment type property listings are properties that were purchased 1 to 2 years ago.

Where the SBA 7A can be used for all parts of the purchase and is generally Prime+ 2%, 10 years, the 504 (bricks & mortar only) is generally Prime -2%, 25 years.
