However, as you said even in Cleveland where appreciation hovers right around the national average with little to no population growth, you still were able to see immense returns.

Not sure if it has already been mentioned, but having a seasoned multifamily investor on your team would help immensely, both for the operating and loan experience.Be definitive in your criteria in terms of units, class, value-add, garden style/mid-rise etc.

This has helped me immensely with people being upset and wanting a refund.

@Becky Plaza Peace @John Underwood is probably right about not needing one for 1 property; however, we have just 1 property (listed on both AirBnb and VRBO) and I will say Hospitable has helped immensely on the amount of time we spend messaging. 

Probably not.....it was an immense project for us newbies!

The way Citibank looked at it, you guys got good income, immense equity with the properties, cash flowing at 12.5% interest, so what's the big deal.

Not having that overhead (risk and negative cash flow) in your personal finances is immensely powerful long term. 

My interest for real estate has grown immensely these past few months.
