I am located in the Rock County market and that includes mainly the Janesville, Beloit areas. 

So rates should - in the medium term - still be rock bottom.What you SHOULD be doing, if you missed out because you needed to "think about it," is apply for a refinance with your favorite in-state loan originator (I'm California only, sorry folks in Nebraska!)

Best bet is to talk to some site work contractors in your area as those costs have risen dramatically lately.A lot depends on the land itself in terms of topography, timber, rock etc.

Hi Doug, I’m a newbie investor and I listen to Robin Thompson’s teaching CD’s, she is a rehab queen out of Ocala, FL she recommends independent contractors, electrical, plumbing, painter, roofing etc,  the GC can be contracted for Sheet rock, flooring , dry wall etc, better protection for the investor to ensure timely completion of work with cost over runs
