And I'd just as soon flush money down the toilet than to send it out of state in RE ... if I'm going to give up complete control like that in a market with weaker supply and demand fundamentals (which is why it is cheaper and cash flows more day 1, BTW), that I am unfamiliar with, that may very well be just as over priced compared to its own historical pricing, and that I have to pay all these middle men to make (hopefully) or break my investment, I'd just put it into the stock/bond market index fund where it would be much more passive, more diversified and likely more profitable.

Ask to view the house, take picture of everything and post them on BP.If the plumbing drains, sewer and water piping are in bad condition and there is no water volume when someone wants to wash dishes, take a shower of flush the toilet and brush your teeth as the same time then replacing all your water piping, drains and sewer could cost $40,000.You need to know if the house has enough wall receptacles to handle a microwave and all the electronic gadgets people have today.

From what I hear, it  is really difficult to obtain mortgages these days, and if our bank accounts are not flush with cash, then we need to be as creative as possible until it is. 

So with rentals around $1000 a month I wonder if the massive flush-out (my original post), could motivate banks to dump at $45 per sqft in your area?

I certainly wouldn't have just flushed that money down the toilet because the tenants were jackasses.

Greg,I agree with Wayne you can likely get some of this flushed out by a quick glimpse at the free online recorder's database.

It's not that it has to function perfectly like that unless you're intending to run the hose, take two showers and flush the toilet all at once, but it gives you an idea of whether you'll have issues.I should also mention that while I'm comfortable looking for structural issues in a house with a brick-walled basement, I'd be completely lost in a stick-built home on a slab.  

They even complain about hearing toilets flush and cabinets closing.
