Don't let greed make you gamble with your reserves is all I'm advising....in fact, I'd put some of those reserves in physically held precious metals for two reasons - they won't deflate, and it adds an extra obstacle to spending them foolishly.There are owner-financed investment properties out there that make sense, the $10k could cover closing costs on a couple of those.

Then you don't need to enact difficult to police and enforce legislation (not to mention costly to the taxpayers) that affects the 90% of those that never did anything wrong in the first place.Another problem along these same lines is that there are not enough agents to pursue the fraudulent parties.

I normally use an Earnest Money Note with individual sellers on standard contracts with the notes being replaced after the due diligence period.In fact, the last REO I purchased, an EMD was not provided until the contract was accepted, that was last October with Lenders Services.As pointed out above, with a cash offer, there is no lender involved, so a verification of available funds will be required and made.Why is it that some investors are so afraid of the big bad bank selling REOs or some listing broker that they resort to fraudulent activities and sneak around to conive a deal rather than just come straight out and tell them, here is you offer and this is the way it is the way I make them and why!
