Even if the Broker did initially agree to relinquish the commission yet won't do so in writing my opinion is that your options are limited except you may be able to scream foul that all parties agreed to the new arrangement and now the Broker is reneging.

If you arrive and you smell incense or air freshener, they are probably trying to hide a tell-tale odor, such as that of tobacco or marijuana.Specific to humidity... bring with you a humidity meter.

They said they are helping people who are strapped for cash and can not afford, oh heck never mind I think everyone has already heard the same song and dance, but thanks Pete, I wasn't paying attention to the dates on the post and should of, thought it was recent seeing I was just watching errrr I mean listening to the webinar didn't think they played this song and dance before, no foul :)

You can always get "Two Dudes with a Hammer" to do it cheaper, but fire damage, smoke damage, water (potentially mold) and odor mitigation is things you really want a professional working on.

you fix the place up and rerent ASAP to mitigate damages. any damages are paid from security deposit and a statement as such is mailed out in compliance with your local regulations. then, if your new tenant does not come in until april, you bill old tenant for any days unit was vacant. assuming they paid march rent on time, if you rerent in march, you have to refund any days not vacant. you cannot collect double rent. in the meantime, tell tenant now that you understand his problems and want to do everything possible to keep it from negatively effecting him, however, he has signed a legally binding lease, and if he does not pay april rent, you will file for eviction, which will stay on his record for 7 years. his best option is to help you get a new tenant in there before april 1...no harm no foul. his next steps need to be cooperating with you so you can get handymen in there to assess damage and plan for turnover. tenant can also make sure everything is as clean as possible, as soon as possible. in no way shape or form should you let tenant repaint or even consider repairing anything. that should only be done by your people. honestly, he is only leaving one month early, and leaving mid month gives you more time to rehab and get somebody in there by april 1. if he left last day of april, you would most likely experience a one month vacancy. this may be a blessing in disguise, so use it to get someone in for april 1.

@Tony SanFilippoCat Pee Flip.. yup did a 4 br house,, the attached garage was her cat kennel.. pee up to the rafters.. and they got in crawl space from garage to behind the fire place.. so all the insulation between garage and house was reeking with cat pee and odor,, so off came the sheet rock between house and garage and interior on same common wall.. we had to Kilz the fireplace block up to the roof.. interior brick was ok but all way up to roof of garage was bad.

Condo Association complained to me and to  local police about this  situation as unit as  has foul smell and bugs all over .Local Police went inside the property and found that no one is living there and place is full trash and clothes all over the place .I have started the  eviction process but that will take another month before i can get possession of my property.
