Bad Tenant Situation

My Month to Month lease tenant has not paid rent from 2 months . I  gave him 30 days to vacate the property in July 15 so  30 day notice period ended on Aug 31,2019 He is not replying to my notification send through TEXT and EMAIL and no response for  30 days notice too. 30 day notice was send using Constable service . 

 Condo Association complained to me and to  local police about this  situation as unit as  has foul smell and bugs all over .Local Police went inside the property and found that no one is living there and place is full trash and clothes all over the place .I have started the  eviction process but that will take another month before i can get possession of my property. How can i get access to my property without breaking any rule and clean up the property from being further damage  . Don't want another legal process where this person comes and file damage claim again me.

Please advise  what can i do in this situation.

I’d be careful of accepting advice from those here unless they are intimately familiar with MA landlord tenant laws. I can tell you details in my state, but I have no idea how similar they are in MA.

If I were you, I’d spend an hour or two of money on an attorney to be sure you’re doing everything right and get in as quickly as possible.
