Ideally the rental would still do ok in the spring, summer, and fall while performing very well in the winter.I'd love to hear what locations people have chosen, occupancy and rental income by season, and anything else people would like to share about their experience!

I can't find any other homes that are cheap enough and within a reasonable commute time of my job and am beginning to think I will have to rent for a few years, not the worst thing in the world but not ideal either as I realize the value of real estate investment.

Im a very vanilla investor, and not well versed in different finance options but it seems like an acceptable, but not ideal, option for getting your foot in the door with low initial funds/experience and very little effort.

You always have the deposit to use when they move out, but that is not ideal because if there is that much damage you can see now, what other damage will you find once they are out.
