Unless you see path with very little out of pocket to double rents in 12 months this is a terrible investment.

Hello guys,I have a specific situation so I wanted to reach out seeking an advice for fellow members here who might guide me to the right path.

I couldn't have predicted this nine months ago, but I'm smart enough to predict things like this will happen eventually and I plan accordingly. also highly dependent on class of asset.. where in the country it is. and tenant base your renting to.. your mileage may or will vary depending on these variables.

Local or National Expert - There are certain areas of the country and property types where the most advantageous place to seek financing will be with a local lender or recommended area mortgage broker.

Initially I didn't understand why these professionals were traveling around the country doing this type of shpiel if they were having the type of success they presented during the weekend.

That is not the path to wealth or time freedom.

When I ask for reasons I get cost of living, quality of live, moderate climate, fresh water access, no natural disasters and moving back to where they were from.From what I can see the trend to the Midwest is steadily increasing, but by no means as big as moving south.Your comment "This is an old statistic" Maybe I'm mistaken but they haven't published 2023 - 2024 since 2024 isn't over yet, But, if you have something that covers the country for all of 2024, I'd love to see it.

I’m looking to do a deal in TX Hill Country in New Braunfels, but I am located in NYC. 

Many areas saw huge appreciation I think its challenging at best to find a duplex where one side pays the whole mortgage anywhere in the country.
