I have made countless calls and no-one seems to do them on a rental property.

There are countless threads like this already.

I've read many of forums and countless of them say recommend about $150k - $200k but I'm extremely frugal with money and I know Id be able to manage something with a higher cost.

Only you have to ask yourself that if you're 6 months in and $5,000 spent on marketing and countless hours on the phone with sellers and walking properties and still haven't gotten your first deal, will you give up or still have the drive to keep pushing and believe in the process?

I've read countless books and listened to a multitude of podcasts, but haven't bought my first rental property yet, just my home.

Here is what I have so far:- Listened to 10-20 BP podcasts- Attended 1 webinar- Read countless forum/blog posts- Started doing preliminary research for markets (economical, population, other trends)- Researched "my niche", which currently seems to be between either flipping, BRRR, or typical buy/hold (see below for my advantages)I have a few advantages that I should leverage. 

I've found that most investors who I speak with who have already created a high level of success are just doing it at this point for the love of Real Estate investing... like its a game really!

Rented a stand up random orbital and stood there countless hours. 

There are countless people and threads here that can be a resource.

So as for me i happened to stumble upon this forum doing some wholesaling research after countless gurus and youtube mentors 🙄. but yup I just wanted to introduce myself and look forward to doing business with you guys!
