Having trouble finding a lender for a HELOC on a rental property

Does anyone have insight on getting a HELOC on a rental property in Florida? I have made countless calls and no-one seems to do them on a rental property. Is this achievable?

@John Hamilton It’s tough to find a private lender that will offer HELOCs on rentals from my experience, and GSIBs will not. As a private lender I know refinances and cash out refinances are available to get money out of a property, but I’d be interested to learn of lenders offering these HELOCs.
