Hi @Cynthia Ourfalian,One thing to mention specifically about Naples is that if you're within the city limits, their is a city ordinance that has completely banned all short term rentals, so that option is out if that was something you were possibly interested in.

I think most places have removed any COVID related eviction bans and the Supreme Court removed the Federal bans.

And I would be careful about spending much time analyzing properties that are in an HOA, as many HOA's here have recently banned STR.Regarding seasonality, I had the same concerns in the past, but found that my friends were staying booked through the winter.

If there are no rules it is a red flag as that means no one has tried to ban air bnb yet in that area and then the rules can change.

I can't see STRs going away, they are becoming a main part of the world travel/lodging concept...unless they are banned in some areas....got to do research on that.
