Collier County is dead set in banning STR's less than 6 month leases.

The weird thing is there is a move to ban natural gas in new buildings in Seattle to reduce greenhouse gases.

They tried to ban STRs in the Coastal Zone in violation of the California Coastal Commission ruling, and the court threw out their ban.

Please feel free to give out any advice, recommendations, and/or feedback.Additionally, I currently own and live on 23 acres in the valley but the area I live has a clause in the HOA that includes a ban on short term rentals.

Hi @Cynthia Ourfalian,One thing to mention specifically about Naples is that if you're within the city limits, their is a city ordinance that has completely banned all short term rentals, so that option is out if that was something you were possibly interested in.

I think most places have removed any COVID related eviction bans and the Supreme Court removed the Federal bans.

And I would be careful about spending much time analyzing properties that are in an HOA, as many HOA's here have recently banned STR.Regarding seasonality, I had the same concerns in the past, but found that my friends were staying booked through the winter.

If there are no rules it is a red flag as that means no one has tried to ban air bnb yet in that area and then the rules can change.

I can't see STRs going away, they are becoming a main part of the world travel/lodging concept...unless they are banned in some areas....got to do research on that.
