When someone pays for coaching, they are more likely to prioritize and make time for the sessions, as well as apply what they learn to their daily life.

There are a lot of informational sessions without the heavy pitch.  

It will be an intimate networking session, but me and another student are wholesaling and would love to talk about our experience, find some cash buyers, or off-market properties that people need help closing!

I went to their last guru session (which was veiled in the cloak of a REIA meeting).

She was psychology major who went through a 4 hour training session to do taxes.

If they turn keys over to you, or leave them on the countertop for you, it can be considered vacated as of that date (check your local laws on this, or sit in on a couple court sessions of LL/Tenant cases).

Her training sessions are great but honestly you can get the same information free here on BP. 

Its not a bad idea to attend a session or two of LL/Tenant court to gain some insight, but generally YOUR labor has no value to the courts...only actual third party business expenses and estimates.
