Tenant left without paying rent on the first. What paperwork do I present if any?
Tenant was supposed to pay rent on the first. Found out from him on the second that he had already moved out. The room was left in good condition and I have 1 month security deposit from the tenant. His rental agreement was month to month and he had only been there for 6 months. Do I give him a 3 day notice to pay or quit, and then a 30 day notice?
Thanks in advance for the help. This is a first for me but I am sure that more experienced property managers have seen this before.

I don't see where you would need to give a 30 day notice you intend to end his lease or a 3 day pay or quit when he told you he was gone. Follow your lease but I have to assume you have in your lease that you will keep the deposit without a 30 day notice so I'd just send a certified letter to his address, possibly yours if you don't have a forwarding address stating that you were keeping the deposit and moving on. You got lucky that everything was in good shape and may come up ahead if you can get it rented by the beginning of the month. This tenant is most likely not expecting his deposit back knowing they did not give notice but I would prepare for a sob story for them to try.
