Oh, and about recent deposits- depends on the bank, but if they pick up on the big deposit you can get a letter from your parents saying it was a gift to pay towards the house (which sounds like the truth in your situation if they’re not requiring payment).

So somewhere we need a new process that starts with algorithmic data and is augmented in special cases (eg the price is above $$$ or the renovation was not documented and needs confirmation or whatever)

I suppose having a tenant testify on your behalf holds some value, but my tenants  are vetted, law abiding citizens and would testify to the truth when subpoenaed or presented with an affidavit anyway... so not really sure of that whole bribery scheme.I stand ready willing and able to assist my tenants during this national emergency when they require assistance.I will not compromise my business or my buildings during this crisis.

Truthfully over a short period of time it doesn’t move the needle much on investments under $100k.

And truth be told, your gonna loose $ until you can get to a minimum ratio of about 125 units managed per ft staff member.

Short term rentals are a tougher sale right now and I’ve seen them become more available and prices drop on those but truthfully they were all priced with a strong premium anyway and needed to settle down...including the ones I’ve got listed.  

I like the idea but to tell you the truth I don't know if it would work.

People often like to say you get what you pay for.....and while there is some truth to that, that better typically costs more.....there are just plenty of bad people in any profession that also end up charging a lot of money for their services.For anyone interested though in the economics of it, the average commission is counter cyclical.
