I always attribute the failure to the sellers lack of ability to see my GRAND VISION of how we would both end up BAJILLIONAIRES after the deal is complete, but any advice you could lend to close these kind of deals other than I need a padded room and some Tony Robbins tapes would be much appreciated!

I think it's actually a nice attribute for a property to have, because trees provide privacy and the owner can decide what areas they want to clear out to build their house (assuming that's even what they intend to do).Some properties can offer even more hidden value if the trees are mature enough to be harvested as timber.

This is definitely largely attributed to the fact that your property was 100% financed by the lender at entry.

And try some truth int he listing, highlight attributes not catch-phrases. 

I have one bank account per property and have Automatic payment transfers for my monthly payment and my renters use Zelle to transfer their monthly rent to that specific account-I have one bank card for each account and property so that i only attribute payments for maintaining that property and all is organized as much as possible.

Do not do any repair work yourself as the courts attribute zero value to a landlords time.

You are looking at 100k+ difference in profitability between the two, so what are the primary differences between them that is attributing to this?
