It’s in Frederick county and most of my clients invest in Howard, Montgomery, PG and Baltimore counties.

I personally have house hacked both in PG county and Baltimore City and made it work in both areas so that's certainly a strategy option..

The biggest impactor is where you've slotted yourself.

I know in Washington state, you can't rent out multiple slots to people with their own tiny homes unless you are classified as an RV park.  

The 83,000-square-foot casino houses 2,300 slots, 63 table games, and a high-limit room.

The 150 price point (for purchase only) starts to work in some areas of PG and SE DC. 

Our county hasn't experienced the trickle down influence of DC's largesse like Howard/Montgomery/PG/Anne Arundle, but that doesn't mean they aren't great places to live and invest.Shoot me a PM if you want to talk more.

The old meter slot is covered and this now becomes the sub-panel servicing all the circuits in the existing houseCan't stress enough the importance of planning for all utilities (electric, water, sewer & gas) from the get-go because these can very easily become showstoppers.
